Greetings from the Longfellow

Greetings all, I have been busy globe trotting this year attending Vin Italy early in the year to assist friends on and to source wines for China. It has been a terrific year so far, we have signed a partnership deal with the WFA (Winemakers Federation of Australia) and this has provided Longfellows with an increase in exposure to wineries, enabling us to quote more and create new business. We have made many new friends so far this year, with travels through to the Padthaway and up to Griffith, with many more short trips planned across this great wide land of ours. In the meantime best wishes to all! Hope to catch up with you all soon.

Important Information for all Landlords

It has come to our attention over the past few months that the numbers of clams lodged for Tenant Damage have been on the increase. Unfortunately, in most cases, the tenant damage caused to properties has gone unnoticed by the landlords. After further investigation, we have found out some important information that we would like to make you aware of should you be a landlord yourself and you have a property manager looking after your property for you. There is no legal requirement for your property manager to carry out regular inspections on your property. Unless it is agreed between yourself and the property manager that inspections to occur at regular intervals during the term of the tenancy, either as a condition of the lease or a signed contract between both parties then the property manager is under no legal obligation to perform property inspection at all.

Because of the above fact, damage to properties can go unnoticed for some time. We have been receiving several tenant damage claims well after the event has occurred. This makes it very difficult for the claims to be accepted and paid by the insurer because of the extremely delayed submission date. In all claims, it is important to notify us as soon as something happens so to avoid problems with getting the claim accepted. If your property manager is not performing the duties you thought were standard requirements, then it makes it very difficult for you, should a claim occur. We urge our clients who are landlords to check your existing agreement with your Property manager and make certain that regular property inspections are required as part of the lease/contract.
